Energy Performance Certificates

If you are buying or selling a home you now need a certificate by law. From October 2008 EPCs will be required whenever a building is built, sold or rented out. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'.

Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient.

Home Condition Surveys (for buyers)

A Home Condition Survey (HCS) is specifically designed for house purchasers, to help you make the right decisions. It offers comprehensive benefits that other surveys just don't offer - and does it much quicker than in the usual time- frame, and at a fraction of the cost of a full structural survey.

Delivered by specially trained and fully accredited residential property surveyors, your HCS gives you a plain English, jargon-free report on the condition of the property using a simple 1,2,3 rating guide so you will understand any risks or unseen expenditure that could arise when you are settled in.

Your HCS tells you about any aspects of the property that need urgent attention or which present serious faults, and it tells you about ongoing maintenance that you might have to plan for.

Floor Plans

Floor plans can be a valuable marketing advantage. We supply floor plans for sales or rental particulars and the relevant information is usually gathered at the time of EPC survey. The floor plans can be provided in black and white or colour and are produced in digital formats to enable printing and/or uploading into marketing particulars. Floor plans can be supplied without an EPC.

Energy Performance Certificates for Residential Landlords

From October 2008 residential Landlords are legally required to have an Energy Performance Certificate available for any prospective tenant in order to market their property for rent. An EPC is required on change of tenancy and the Certificate is valid for 10 years. If the property has had any improvements made (ie new boiler, double glazing etc) the EPC will need to be updated in order to provide an accurate rating.

Rental Property Inventories

A correctly compiled property inventory is invaluable to Letting Agents, Landlords and Tenants alike and is necessary for all rental properties to avoid the possibility of costly legal disputes.
